Let’s take a look at each of these services in detail and break down what we provide for landlords on a daily, weekly and monthly basis from the moment you instruct CPM as your property letting agent.

 

Complete Property Management.

Let Only Service

With our let only service, we take your property and find you the ideal tenant for the property and we are there at every step of the process until the tenant actually moves into the property, at which point the landlord then becomes solely responsible for any issues that arise with the tenant. By using CPM as a let only service, we will provide you with a number of key benefits that will help you let out your property more quickly, namely:

 

  • We provide you with a fair and accurate rental valuation of your property based on the current property market in the Blackpool and surrounding region.
  • We market your property extensively on both a local and national level, including putting up a “To Let” board on the property if required.
  • When prospective tenants get in touch, we carry out all accompanied viewings of the property with the tenants.
  • To ensure that these viewings go well, we will advise the landowner of any changes they could make to the presentation of their property, which will add to its appeal and thus be more attractive to prospective tenants.
  • We review all applications from prospective tenants and, if required, we seek references and guarantors in order to fully assess their suitability as a tenant.
  • When a prospective tenant has passed these checks, we then prepare and sign a suitable tenancy agreement on your behalf, that is in full compliance with all current laws and regulations.
  • When the tenant is ready to move in, we ensure that all the key details about the property, telephone & TV services, water rates, gas and electrical supplier details, is passed on to the new tenant.
  • In addition, we provide key information for landlords about other forms of insurance they may need to consider, such as fire, contents, rental guarantee and landlords insurance.

For some landlords, this Let Only service is enough, especially if they have the skill and expertise to deal with any issues the tenants may have or which may arise during the term of the tenancy agreement.

However, if you don’t have the skills for maintenance, DIY and to be able to deal with the financial aspects of the tenancy on a weekly or monthly basis, then the Full Management service may be a better option.

 

Full Management Service

If you ask CPM to provide full management services for your property then you receive all of the benefits listed in the Let Only section above, but you also receive specialist ongoing support from CPM across all aspects of the letting.

 

Firstly:

 

  • Prepare you a full fire risk assessment if required, and supply you with relevant documentation for on-going fire safety checks.
  • Weekly checks of fire and emergency lighting system (if required).
  • Check you have up to date electrical and gas safety certificates, if not organise these on your behalf.

Secondly:

 

  • We provide you with a full inventory of the contents of the house, including the general condition of the items listed. We will then ensure that the list is checked at the termination of the agreement with the tenant, prior to any deposit being repaid to the tenant.
  • We will collect rental payments made as part of the tenancy agreement and then forward them to your chosen account. We also provide a monthly statement so you can check all payments have been met.
  • We will regularly check the property at agreed intervals to ensure the tenants are taking care of the property as per the terms of their tenancy agreement. After each visit, we will provide you with a written report of the condition of the property.
  • If a tenant falls into arrears, or breaches any condition of the tenancy agreement, we will take action against the tenant.
  • In the case of a property needing repairs or maintenance, we will arrange for qualified tradesman to attend the property, obtain estimates for any work required, supervise the work and settle the bill, subject to a stated cost limit agreed with the landlord. The only time this would be waived is in the case of an emergency when we reserve the right to proceed with emergency repairs without prior notification being obtained.
  • We can also organised service contracts for property if the landlord requests it.
  • Upon one tenancy agreement ending, we will re-let the property for the landlord, unless they specifically ask for the property not to be let out.

As you can see, at CPM, we provide a full property agent service that allows you to let us take the pressure and stresses off the landlord, allowing you to focus on other areas of life, while your property brings in a steady monthly income.

 

What Other Aspects Of Tenancy Can CPM Advise Landlord’s About?

 

While what CPM offers in our To Let and Full Management Services covers a large proportion of what is involved in a typical tenancy agreement, this is not everything that a landlord needs to take into consideration when letting out a property for residential or business purposes.

 

As such, at CPM we offer advice on some important legal requirements that landlords need to be aware of this includes issues pertaining to:

 

  • Accredited Gas Safety Checks
  • Electrical Safety
  • Fire Safety, including the installation and maintenance of smoke alarms and carbon monoxide detectors, as well as ensuring all contents meet minimum fire resistance standards.
  • Energy Performance Certificate
  • A Houses in Multiple Occupation licence (if required)
  • Regulations pertaining to landlords who live overseas and the payment of income tax.
  • Details on the Tenancy Deposit Protection Scheme
